This scheme has the potential to become a symbol of the future Northampton, providing up to 1,250 waterside homes alongside major commercial development. Overlooking the River Nene and open parkland, the 20 hectare Brownfield site includes a disused cosmetics factory and a former power station. It is adjacent to the Ransome Road development site, which has the potential to include up to 800 new homes.

In 2009, Avon Cosmetics opened their new European Headquarters on the site, marking the first phase of new development in the area. Opposite the site, the Becket’s Park Marina was completed in 2011, contributing to a high quality riverfront environment.

WNDC is undertaking a Compulsory Purchase Order to help progress and promote the development. Meanwhile, the Corporation has also started the procurement of a development partner for the site.
