S106 agreement signed for Grange Park development site
A developer contribution agreement signed between West Northamptonshire Development Corporation (WNDC), Northants Developments Ltd and the Royal Bank of Scotland, will see some £9.4 million invested in infrastructure in West Northants over coming years. The agreement sees outline planning permission being granted by WNDC for a mixed use development which will feature 450 homes, a 150 bed hotel and 10,500 sq. metres of office space, equating to 597 new jobs being created on the 10 hectare site.
The contribution equates to a development contribution of £20,300 per residential unit and will see significant financial contributions to the provision of indoor and outdoor sports facilities, children and young persons’ facilities and community buildings as well as some of the major infrastructure items required by the current growth plan for West Northamptonshire. Some 35% of the residential units will be ‘affordable’ with a mixture of social rented and shared ownership tenure options.
Commenting on the agreement, newly appointed Chief Executive of WNDC Peter Mawson said: ‘This is the largest agreement we have signed so far under the auspices of our Planning Obligations initiative which is designed to increase developer contributions and bring more infrastructure investment to West Northamptonshire. We are delighted to have secured this agreement and look forward to a significant, high quality and ‘design coded’ mixed use development coming forward’.
Russell Legg, Managing Director of Devirgo Ltd who will be developing the site for Northants Developments Ltd said: ‘We are delighted to have reached an agreement that will allow us to get on with this exciting development and which also contributes to a bright future for West Northants. We are now working on the production of a detailed application and detailed design for phase 1 which is likely to be submitted in November with a start on site scheduled for the New Year’.
