This key development has the potential to become a symbol of the future Northampton, providing up to 2,000 waterside homes and major commercial development. It comprises three sites separated by Nunn Mills Road and the disused railway line. Together, the Nunn Mills, Ransome Road and Avon sites are one of the largest brown field development opportunities in the UK.

In 2009, Avon Cosmetics opened their new European Headquarters on the site, marking the first phase of new development in the area.

WNDC is working with all the landowners to deliver a high quality mixed use scheme in the prominent waterside location. The Corporation has acquired land to enable improved access to the site and has committed over £2.3m for vital junction improvements at London Road to unlock future development.

Junction improvements are due to commence in 2010/11 and WNDC will be seeking to use its Compulsory Purchase Powers to secure land for a new spine road through the site.
